North Pacific Beach: The Quieter Side of PB

North Pacific Beach is the quieter side of PB, with local restaurants, Tourmaline surf, walkable streets, beach access, and a La Jolla feel just south of Bird Rock.

Overview

Say "Pacific Beach" and most people picture Garnet Avenue on a Saturday night. North Pacific Beach is the version of PB they don't picture. It sits at the northern end of the neighborhood, right where Pacific Beach runs into La Jolla's Bird Rock, and it feels slower, more residential, and a lot more local.

The surprise is how little you give up. You can still walk to coffee, grab dinner, and meet friends for a drink, the beach is a few blocks away, and the Garnet nightlife is close enough to reach when you want it and far enough away when you don't.

What You Actually Need to Know

  • Where it is: The northern end of Pacific Beach, from the blocks above the Garnet Avenue core up to the La Jolla line near Turquoise Street. The boundaries are informal, so you'll hear slightly different definitions depending on who you ask.
  • The vibe: Residential and laid back, with more of a neighborhood crowd than a weekend crowd.
  • The beach: North PB's shoreline runs about a mile north from Crystal Pier to Pacific Beach Point and ends at Tourmaline Surfing Park.
  • Getting to Garnet: Roughly a 15 to 20 minute walk or a quick bike ride, depending on where you start.
  • What homes cost: A median sold price of around $2.2 million over the last three months, with an average of 27 days on market (as of September 2026).

The Experience

People tend to assume a quieter pocket of PB means trading away walkability. In North PB, you really don't. Local restaurants, coffee shops, and neighborhood bars are close by, and some of the best food in Pacific Beach is actually up here. It just tends to draw locals rather than bar-hoppers.

The coastline is where North PB really stands apart. The beach here sits below cliffs that reach up to 75 feet, and the boardwalk continues along the clifftop for much of the south end. Law Street is one of the go-to access points for residents, and at the north end, Tourmaline Surfing Park has a public parking lot, showers, and restrooms right next to the sand. It's busy year-round with surfers, kiteboarders, and windsurfers.

Keep heading north past Tourmaline and the sand gives way to the rocky Bird Rock shoreline, where low tide uncovers tide pools. Windansea in La Jolla is about two miles up the coast, an easy bike ride from most of North PB. Whether you want to surf, spend the afternoon on the beach, or just catch a sunset, you don't have to go far.

Up the hill on the east side of the neighborhood, Kate Sessions Park adds another kind of outdoor space: a big sloping lawn, a playground, picnic areas, and views out over Mission Bay.

Why It Works

  1. Beach access without the beach-party energy. You're steps from the sand, but the blocks around you are homes, not bars.
  2. A real surf culture. Tourmaline has been set aside for surfing since the 1960s. Locals call it Old Man's, and its gentler waves make it a favorite for longboarders and beginners.
  3. A central location. Bird Rock and La Jolla are right next door, Garnet Avenue is a short walk or ride south, and Mission Bay is close by.
  4. More single-family homes. Housing here leans toward single-family detached homes, with some townhomes and condos mixed in.

North PB Real Estate by the Numbers

As of September 2026, here's what the last three months of sales look like in North Pacific Beach:

  • Overall median sold price: about $2.2 million
  • Average days on market: 27
  • Detached homes: about $2.44 million median
  • Townhomes: about $1.36 million median
  • Condos: about $890,000 median

Prices generally climb the closer you get to La Jolla. The short version: you get a lot of that La Jolla feel without quite the La Jolla price tag.

A note on financing: Freddie Mac's weekly survey had the 30-year fixed rate averaging 7.03% as of September 24, 2026, up from 6.30% a year earlier. That survey tracks conforming loans, though. At North PB prices, most detached purchases require a jumbo loan, which is priced differently, so it's worth getting quotes from more than one lender.

  • Beach rules: The City of San Diego prohibits alcohol, glass containers, and smoking on North Pacific Beach.
  • Tourmaline isn't a swimming beach. It's set aside for surfing, so swimmers are better off on the sand farther south.
  • Parking at Tourmaline fills up on good surf days and summer weekends.
  • Prices vary block by block. Proximity to the ocean, views, and distance to La Jolla all move the number.
